2017 breaks records in European logistics sector

An end-of-year report from Jones Lang LaSalle notes record-breaking performance in 2017 from the European logistics sector, particularly in terms of warehouse premises occupancy.

The real estate consultancy published its Q4 2017 European Industrial & Logistics Market Insights recently, summarising key statistics from the European logistics sector for the end of the last year.

It includes several records, including a 15% rise in warehouse take-up over the previous year, to 22 million square metres, and a vacancy rate of less than 5% which is still falling.

“Although the European aggregate vacancy rate is now below the 5% mark, new speculative supply delivered to the market is expected to slow down in 2018 due, in part, to a scarcity of development land in many markets,” the report adds.

“Landlord-favourable conditions remain in the majority of European markets with rents expected to rise more significantly throughout 2018.”

The 5% vacancy rate compares with a rate around three times that in 2009, when the availability of logistics premises peaked in the current cycle.

This tallies with the recent news from CBRE that logistics premises now top the wish list for European real estate investors, surpassing office premises for the first time.
